Uptown Broadway in Boulder, Colo., is a 9-acre urban village development of street-front stores, condominiums, apartments, residential courtyards, and an underground parking garage. The area is divided into four blocks including a pedestrian “spine” serving as a public plaza. Though a private project, developers worked closely with Boulder's Planning & Development Service department, dedicating some streets and public sidewalks back to the city after installation. “Because of this, the city had to approve everything from concrete strength to colors,” says Doug Hatfield, owners' representative with the developer, Four Mile Canyon Creek LLC. The two-year project included a year's worth of staining that took place in phases. Denver-based Colorado Hardscapes Inc., added pizazz with multiple non-reactive stain colors and v-cut decorative saw-cuts on a trowel finish. “High-end projects like this generate increased sales tax and property tax dollars, so the city really benefits,” says Hatfield.
